Are you considering adding a bathroom to your Cedar City home? This could be a good idea if you can afford the upwards cost of about $50,000. Although according to the National Association Of Realtors “2015 Remodeling Impact Report”, a bathroom addition will only recover about 52% of your initial investment.
This could be a project that makes you as the homeowner happy, but if you plan on selling the home in the near future there are some things that you will want to consider before making this type of investment into your home.
Value Added to Your Cedar City Home
Luckily for you, home buyers love bathrooms. No one has ever been disappointed that there is a plethora of bathroom space in a home they are interested in. Unfortunately though, this does not bring the selling value of your home up. Just because you added a $30,000 bathroom and your home was listed at $70,000 the price isn’t going to jump up to $100,000. You will just now have a $70,000 home with a very nice and expensive bathroom.
When buyers are looking into homes, they are more interested in homes with roughly equal bathroom to bedroom ratios. Having a balance of bedrooms and bathrooms will most likely bring a bigger return portion of the investment when selling the home.
The best time to add a bathroom is when your home only has one to start with, in this case and additional bathroom is much more valuable.
Keep in mind that bedroom and bathroom ratio isn’t the only thing you want to keep balanced. Show to tub balance is also an important aspect as well. Families with small children need bathtubs for the kids, and aging buyers prefer showers. So any addition with a shower or bathtub that brings balance is a good idea.
Full or Half Bath Additions?
Whenever you are putting in an additional bathroom, you will always want to make sure that it is either a full or ¾ bathroom. A ¾ bathroom has a shower stall in it, so not quite a full bath. If you’re going to go to the trouble and expense of adding a bathroom, you may as well at least add a shower stall.
How’s The Neighborhood
If you already have the nicest house in the neighborhood, you may want to think long and hard before adding more value to your home. This is because your neighborhood has to be able to support the value of the home. Otherwise, you could be facing diminishing returns.
Nothing is more important than your families peace of mind and harmony in the home. If your family members are lined up waiting to use the only restroom in the house, then it may be time for a bathroom addition. Whether you’re selling the home in the near future or not, making sure that the family is happy is what is most important.
